Title and Deed

The difference between “Title” and “Deed.” Title to land refers to the legal ownership of the land. The deed is the physical document used to evidence the transfer of title to real property. So, in order to transfer real property, or more generally called land, one must execute a deed that states the current owner is transferring the property to the new owner. That deed is then recorded in the county records in most states in order to notify the world that the land has been transferred and title is now in the new owner as shown by the recorded deed.
